Renovations and Additions

Tourism in Namibia experienced exceptional growth over the last few years and it is believed to continue. This growth brings with it a diversity of spin-offs and socio-economic development for both the formal and informal sectors.

Accommodation establishments, such as the new Elegant Guest House, is a different and popular way in which accommodation for visitors is being provided. Guest Houses and similar small accommodation establishments are aimed at those tourists and other visitors who seek a quiet and less formal atmosphere. They are not aimed at mass tourism.

The City Council of Windhoek adopted a policy aimed at supporting initiatives which add to the range of opportunities for accommodation in the City and which add to the quality of development and life style (Resolution No. 43/01/94). The right to operate an accommodation establishment is obtained from the Council as a consent use on residential zoned land.

The project comprised of the renovation and extensive alterations to an existing residence situated on the corner of Ziegler and von Eckenbrecher streets in Klein Windhoek. The result was a new Guesthouse establishment with six rooms and a small conference area for the use of businessmen and general tourists to Namibia. The prominent corner position made it an ideal location for such a facility, and the design of the new additions to the old house sought to emphasise and enhance this ideal aspect.

The client requested that the ambience of the existing Elegant Bed and Breakfast further down the road in Ziegler street be emulated in the new design. The design was to be contemporary, yet simple, with emphasis on the use of outside space to enlarge and enhance the interior spaces. Construction costs were to be kept to an economically viable minimum, though there was to be no compromise on the luxurious feel of the accommodation itself. Careful use had to be made of standard construction materials in combination with some luxurious finishes in places in order to achieve this balance.

The site itself is quite small (1011 square metres) and the challenging brief required extensive additions. The architect endeavored to provide as many units as possible with a predominantly north facing aspect to maximise the thermal efficiency of the bedroom units. Although the garden areas adjacent to the rooms are narrow, clever planting by the owners helps to create a pleasant outside area to look out onto. Though a large window was installed facing west towards the river at the lounge, the large trees in front of the window block most of the harsh late afternoon western sun. The pleasing view towards the river is thus celebrated from the lounge area.

Extensive use is made of verandas for connection with the outside, and the dining/ entertainment area is designed to be opened completely from both sides to allow for maximum natural ventilation through the building. This also spatially opens up a visual flow from the bedroom component through the dining area to the garden and the river beyond, which enlarges the perceived living space on a small site.
