Refurbishment of a Residential House

The brief comprised the refurbishment of an existing family home in Avis, Windhoek. The original house was built in the 1970s and in need of renovation. Particular attention was to be given to opening up the living/dining/kitchen to modernise the space into a more open and companionable area. An outside veranda was added that fully utilised the pool and surrounds. The space around the pool was also upgraded and landscaping design improved.

Avis is situated in a particularly cold area of Windhoek and specific attention had to be given to maximise passive solar gains of the house in the winter months. Good insulation to retain interior heat generated was introduced.

The refurbishment allowed for large north-facing windows in all available rooms to maximise passive solar gains. An efficient fireplace was also built into the lounge/dining area. The client was eager to incorporate energy saving and sustainable measures to ensure a house that is in line with modern trends towards reduction of energy use, within the financial constraints of an average home owner’s budget. Solar water heating, insulation and maximising passive solar gain all assisted in reducing the energy consumption of the house.

All rooms in the house were refurbished and upgraded resulting in a more up-market, light and modern house. The client enjoys outside living, thus the barriers between inside and out were dissolved by means of a foldaway door from the lounge to the outside veranda with a dining and barbeque area looking onto the pool space. Outside living space was further increased by means of a veranda added onto the main bedroom, which celebrates afternoon relaxing whilst viewing the sunset over the Auas mountain range.
